About Verde Santa Fe

Verde Santa Fe Community Association is a Master Planned Community, located in Cornville, AZ near Cottonwood and the Red Rocks of Sedona, surrounding a privately owned Golf Course and adjacent to a small timeshare.  It is bordered on three sides by the Coconino National Forest.  The community is comprised of seven neighborhoods, four of which are gated and organized as sub-HOAs.  Three neighborhoods are designated 55+ communities.  Of the 953 lots, fewer than fifteen remain undeveloped. 

Amante is a multi-age gated neighborhood with its own clubhouse.  There are 352 homes in the neighborhood, several with views of either Agave Highlands Golf Course or Coconino National forest.  The Amante clubhouse has a heated pool, spa, fitness room, kitchen and hosts numerous social events.

The Brookfield Villas neighborhood is a 55+ gated community.  The Villas have their own small private pool.  Membership to the VSF Clubhouse comes with some of these homes and is available for purchase to any not already belonging.  Some homes border the Agave Highlands Golf Course.

Dorado is a 55+ gated neighborhood. Comprised of 96 homes, all include membership to the VSF Clubhouse. Some homes border the Agave Highlands Golf Course.

La Privada is a multi-age gated neighborhood.  Its 102 homes all come with membership to the VSF Clubhouse. 

Montara is a multi-age neighborhood. All of the 147 homes come with membership to the VSF Clubhouse. The neighborhood has a bit higher elevation which provides many homes with beautiful views of Cottonwood, Jerome and Mingus Mountain.  Some lots are adjacent to the Coconino National forest. 

Turnberry Estates is a multi-age neighborhood comprised of 92 custom homes.  Membership to the VSF Clubhouse comes with some of these homes and is available for purchase to any not already belonging.  Homes in this neighborhood border either the golf course or Coconino National Forest. 

VSF 1 is a 55+ neighborhood of 103 homes, many of which have golf course views.  Membership to the VSF Clubhouse comes with some of these homes and is available for purchase to any not already belonging. 

The VSF Clubhouse is a 4,900 square foot building with kitchen, fitness center, billiard room, card room and great room.  The outdoor amenities include a swimming pool, spa tub, BBQ patio area and parking lots.  Various social events are offered throughout the year.

The Clubhouse is deeded to the Verde Santa Fe Community Association as a Common Area, however its use is restricted to 451 ‘Benefited Lots’.  The Benefited Lot owners are responsible for all financial obligations of the Clubhouse Tract, including the building, parking lots and amenities.  An elected, unincorporated Clubhouse Committee oversees the affairs of the clubhouse in accordance with the Clubhouse Tract Declaration.   Separate financial statements are prepared for the Master Association and the Clubhouse, although they are combined for tax purposes.
